The standard clean below is what every turn covers. Linens, restocking, hot tub service and deep cleans are quoted separately, so you only pay for what your property actually needs.

The standard turnover

What's in every clean.

This is the baseline, run the same way every time, on a written checklist the crew signs off room by room. Nothing here is an upgrade or an add-on.

Kitchen

  • Counters, backsplash and sink scrubbed and dried
  • Fridge emptied, wiped, freezer checked
  • Dishwasher run and put away
  • Cooktop, range hood and microwave degreased
  • Coffee maker cleaned and reset
  • Cabinet fronts and handles wiped
  • Dishware counted against your inventory

Bathrooms

  • Toilets, tubs, showers and glass sanitized
  • Grout and drain lines checked for hair and buildup
  • Mirrors and fixtures polished, no streaks
  • Towels replaced and folded to a set standard
  • Paper goods and soap restocked
  • Vents and fans dusted

Bedrooms & living areas

  • Beds stripped and remade with fresh linens
  • Under beds and behind nightstands checked for left items
  • Surfaces, shelves and picture frames dusted
  • Sofa cushions lifted, crumbs and debris removed
  • Floors vacuumed, hard floors mopped
  • Windows and sliders spot-cleaned at eye level
  • Remotes, chargers and game pieces accounted for

The mountain-specific part

  • Entry, boot trays and mudroom cleared of grit and salt
  • Ski and board racks wiped down
  • Hot tub surround and cover wiped down
  • Firewood and fire starters restocked
  • Thermostat and lights returned to your settings
  • Trash and recycling taken to the bear-proof enclosure

Beyond the turn

Quoted separately, added only if you want them.

Most owners run one or two of these alongside the standard turn. They're quoted at the walk-through so there's never a line item you didn't agree to.

  • Linen program

    Two ways to run it: we launder the linens you already own, or we bring in our own hotel-grade sets and take the used ones away so a turn is never held up by a dryer cycle. Either way we keep two or three sets per bed in rotation and tell you before we replace anything that's gone gray or thin.

  • Consumables & restocking

    Paper goods, soap and shampoo, dish tabs, laundry pods, coffee and filters, trash liners, salt, firewood. We set a par level per property and top it up each turn, so the place never runs dry mid-season.

  • Hot tub service

    Water tested and balanced between guests, filters cleaned on a schedule, drain-and-refill when the chemistry is past saving, and the cover checked for waterlogging and tears. A cloudy tub on a Friday afternoon is one of the fastest ways to lose a review — so it gets handled on site, not flagged for someone else to deal with on Monday.

  • Mid-stay refresh

    For stays over five nights: fresh towels, trash out, bathrooms and kitchen reset, beds made. Guests get a hotel touch and you get eyes on the property mid-booking, which is often when a small problem is still small.

  • Deep & seasonal clean

    Twice a year, at the shoulders: inside the oven and fridge, under and behind all furniture, baseboards and trim, light fixtures and vents, interior windows and tracks, mattress protectors laundered, upholstery and carpets spot-treated. Booked in April and October, in the gap between seasons.

  • Owner-arrival prep

    You're driving up for the weekend. We open the place, set the heat, make the beds, stock the basics and leave the lights on so it isn't 54 degrees and dark when you walk in.

Reporting

You see the property without driving to it.

Every completed turn generates a short report: date-stamped photos of each room as we left it, a note on anything restocked, and a flag on anything wrong. Damage, stains, missing items, an appliance making a noise it shouldn't — you get it the same day, while a claim is still worth filing.

If you manage several properties, the reports arrive in one thread, in the order the turns happened. It's the closest thing to walking the units yourself, minus the drive over Swan Mountain.

Common questions

How do you price a turn?

Every property gets its own quote rather than a number off a price list. At the walk-through we look at bed and bath count, square footage and how the place actually gets used, then come back to you the same day. Add-ons like linens, consumables and hot tub service are quoted at the same time.

Can you handle a same-day turn?

Yes — that's the normal case. Standard windows in Summit County run 10 a.m. checkout to 4 p.m. check-in, and our schedule is built around it. Back-to-back bookings on peak Saturdays are exactly what we plan capacity for.

What if a guest leaves the place wrecked?

We photograph it, call you before we start, and quote the extra time on the spot. You decide whether to proceed and whether to charge the guest. We don't quietly absorb it and we don't quietly bill you for it.

Do you work with property managers?

We do. If you run a portfolio, we can take a defined set of units with a shared calendar and a single point of contact on our side.

Do I need to be there?

Only for the first walk-through. After that we work from lockbox or smart-lock access with a code that's yours to change whenever you like.

What does your building or HOA need from us?

Tell us what your building requires — access badges, a vendor registration, loading-dock windows, paperwork on file — and we'll get it sorted before the first clean rather than on the morning of it.
